Seedco Financial in Denver

Seedco Financial was selected to partner with the City and County of Denver and other local public and nonprofit entities to create a citywide nonprofit community development financial institution. We opened our doors in June 2007 in order to provide affordable financing and technical assistance to small businesses, nonprofit organizations, and major commercial and residential real estate projects in low-income and economically distressed communities in the Denver area.

Seedco Financial Lending Products

Real Estate acquisition, construction, rehabilitation and gap financing up to $1.5 million that will generate investment, stimulate economic development, and create or retain jobs in low-income communities. Loans may be used for the development of commercial, residential (with an affordable housing component), and mixed-use space. For anchor loans, Seedco Financial typically attempts to coordinate with New Markets Tax Credit allocations and other economic development financial mechanisms for large-scale projects with a minimum size of $5 million.
Small business lending products for businesses suffering from a lack of access to affordable capital or that do not qualify for traditional sources of lending. Seedco Financial-Denver can offer working capital, equipment financing and bridge loans for businesses that are either located in our priority geographic areas or that target low-income communities in the City and County of Denver. Loan sizes typically range between $250,000 and $1,000,000; larger loans will be considered on a case-by-case basis.

Priority Geographic Areas
Our lending is targeted to the following neighborhoods: Lincoln Park, Sun Valley, Villa Park, West Colfax, Five Points, Clayton, Montbello, and select commercial corridors (i.e.Colfax Avenue, Federal Boulevard and Brighton Boulevard). At the same time, we will consider projects located in other distressed areas and projects that demonstrate a substantial impact on low-income communities.

Partnerships
Seedco Financial works with businesses, banks, developers, nonprofits, and government in varying capacities. Partners may be borrowers, investors, co-lenders or technical assistance providers. For example, Seedco Financial has working relationships with the City and County of Denver and Mile High Community Loan Fund to link its financing and technical assistance activities with comprehensive neighborhood revitalization strategies in targeted neighborhoods.
